How the Dibico System Works
Initial Walkthrough and Home Health Assessment
We start by understanding how your home works.
Every home is different. Layout, age, mechanical systems, finishes, and usage patterns all matter.
We begin with a comprehensive walkthrough of your property, reviewing major systems, appliances, mechanicals, and visible risk areas. This establishes a clear baseline and allows us to tailor care to how your home actually functions.
Outcome
A clear baseline for managing your home.
Your Annual Preventive Schedule
A clear plan for the entire year.
We build a yearly maintenance plan based on how your home’s systems perform.
Each month focuses on the parts of the home that need attention. HVAC, plumbing, electrical, roofing, and exterior areas are reviewed before problems develop.
This schedule keeps maintenance organized so nothing important gets overlooked.
Outcome
Maintenance is handled on a consistent schedule.
Design Coordination and Pre-Construction
Clear Communication and Documentation
Regular visits that keep your home properly maintained.
Your Dibico team visits the home on a set schedule based on your service level.
At each visit, we inspect key systems, carry out preventive maintenance, and address small issues before they turn into larger problems.
Everything is clearly documented and shared with you. If additional work is required, we let you know before moving forward.
Outcome
We keep you informed while our team handles the rest.

One team handling everything your home needs.
- Hiring individual vendors still leaves you managing the work.
- Property managers focus on tenants, not the systems inside the home.
- Home watch services check in, but they don’t manage ongoing maintenance.
Dibico Operates Differently
- We manage your home as a complete system.
- We inspect regularly and address issues early.
- You have one point of contact for everything your home needs.
Frequently Asked Questions
common homeowner questions
How long does each visit take?
Visit length depends on the service level, the home’s systems, and the preventive tasks scheduled for that interval. No matter the length, each visit focuses on inspections, preventive maintenance, and system oversight.
What do you do during a full 8-hour visit?
Longer visits allow for deeper inspections, seasonal preparation, coordination with service providers, and completion of accumulated preventive tasks. Time on-site is structured and used intentionally to support the home’s long-term performance.
Do I have to meet vendors at my home?
No. We handle scheduling, access, oversight, and follow-up. You won’t need to coordinate arrivals or supervise the work. We take care of it.
Who is my point of contact?
You’ll have a dedicated Project Manager who oversees your home end to end, you’ll be able to reach out to them whenever you need for whatever you need. They coordinate vendors, track maintenance, and follow through on every detail so nothing slips through the cracks. One person responsible from start to finish.
Will I have the same technicians each visit?
Consistency matters. Whenever possible, the same Dibico team members service your home.
What work is done in-house vs subcontracted?
Preventive inspections and routine maintenance are handled by Dibico technicians. Specialized trades are coordinated as needed.
How many clients do you manage?
We intentionally limit client volume to maintain service quality, responsiveness, and discretion.
Which areas do you service?
Dibico services select regions in Connecticut, New York, and Florida. Coverage details are discussed during onboarding.
What’s the difference between service levels?
The difference is the visit frequency and intensity, not quality or standards.
Do you handle projects and renovations?
Yes. Dibico performs renovation and construction projects, from targeted upgrades to larger-scale renovations. Work is planned, managed, and executed by Dibico’s experienced construction team, with clear scope, timelines, and communication throughout.
How is this different from hiring a handyman or property manager?
Dibico manages your home proactively, overseeing maintenance, seasonal readiness, and all vendor relationships so you don’t have to.
Am I locked into a long-term contract?
Agreements are annual to ensure continuity and effectiveness, with clear terms and notice periods.
Who enters my home and how is privacy protected?
All Dibico team members are vetted professionals. Discretion and confidentiality are standard, not optional.
What happens if something breaks or there’s an emergency?
We respond, assess, and coordinate resolution based on the situation, keeping you informed without creating noise.
Can you work with my existing vendors?
Absolutely. If you already have vendors you trust, we work alongside them. Dibico provides the oversight, scheduling, and quality control to make sure everything runs smoothly and nothing gets missed.
How do I know I’m getting value if nothing breaks?
If nothing breaks, the system is doing its job. Our monthly inspections, preventive schedule, and documented reports are designed to catch issues early so they never become disruptions. The value is in the problems you never experience, and every visit is tracked and documented so you can clearly see what’s been reviewed, addressed, and protected.
