Almost none of a plumbing system is visible. You see the fixtures; everything that actually matters runs inside walls, under floors, and behind cabinets. Which means the first sign of trouble is usually indirect — a drain slowing, pressure dropping at one fixture, hot water that runs out sooner than it used to.

A large house compounds this. Multiple bathrooms, two kitchens, laundry, a pool house, a guest wing: more connections, more fixtures, and more places for a slow leak to run for months behind something before anyone notices. Water damage is rarely expensive because of the water. It’s expensive because of how long it ran.

Visible fixtures and connections are checked for leaks and wear on a schedule, and drainage performance is tracked so recurring buildup is addressed rather than repeatedly cleared. Water heaters are reviewed for performance and serviced before they fail, which they tend to do without warning and at inconvenient scale.

We also confirm that shutoff valves work and can actually be reached — a detail nobody thinks about until the moment it matters, when the difference between knowing where the shutoff is and not knowing is measured in floors.
